Mobile Homes and Building Equity: What Buyers Should Know

Gillette and Campbell County have experienced periods of rapid growth tied to the energy industry. When workers and families arrived faster than traditional housing could be built, mobile and manufactured homes helped provide a quicker, more affordable response to the housing crunch.
They remain an important part of our local housing market today. According to a Campbell County profile using 2017–2021 U.S. Census data, the county had an estimated 3,969 mobile or manufactured homes—approximately 20% of all housing units.
But can buyers build equity in a mobile or manufactured home? The answer depends on several factors, including:
Whether the home is sold with land or located on a leased lot
How the home is titled and legally classified
The type of financing available
Its permanent foundation, condition and location
Demand within the local market
A manufactured home purchased with land and titled as real property may offer a clearer path toward traditional mortgage financing and long-term equity. Homes on leased land can still build equity, but the financing and resale considerations may look different.
